For non-payment of rent. Get your total rent owing, the correct N4 termination date, and your L1 filing steps.
Notice period for a monthly tenancy is at least 7 days after the N4 is given (rule effective Sept 21, 2026).
Only include rent (basic rent plus charges you bill separately for services like parking). Do not include the last month's rent deposit, NSF fees, or utilities paid to the utility.
What happens after you serve an N4
The tenant can void the notice by paying the full amount owing.
If they don't pay, you apply to the LTB with form L1 — earliest the day after the termination date; there is no filing deadline, but file promptly.
The LTB must consider whether you tried to work out a payment agreement. Document your attempts.
File L1 online via the Tribunals Ontario Portal with a copy of the N4 and a Certificate of Service.
The N4 must be signed and dated and name every tenant in possession.

Tenant Trust serves notices, files with the LTB, and manages non-payment end-to-end — correctly, the first time.
General information — not legal advice. Tenant Trust is not a law firm and does not represent anyone at the Landlord and Tenant Board. Forms and rules change — confirm the current N4 and its Instructions before serving. Serving by mail or courier adds deemed-service days; this tool uses +5 for mail. Never lock a tenant out or seize their belongings.
