What is the Ontario rent increase guideline for 2026 and 2027?

The guideline is 2.1% for 2026 and 1.9% for 2027 (2.5% in 2025). It caps how much rent may be raised on a covered (rent-controlled) unit without LTB approval. The guideline for the year the increase takes effect applies.

How much notice do I need to give for a rent increase?

At least 90 days written notice on a Form N1, at least 12 months after the last increase (or since the tenancy began). Only one increase per 12 months.

Did I miss the January 1, 2027 increase?

To take effect Jan 1, 2027, notice had to be served by Oct 3, 2026 — that date has passed. The calculator above shows your earliest lawful date from today.

When is a unit exempt from rent control?

Most units first occupied for residential purposes after Nov 15, 2018 are exempt — rent can be increased by any amount on form N2, though the 90-day and 12-month rules still apply. The landlord carries the burden of proving the exemption.
