Ontario Landlord Tools for Etobicoke & Toronto

Tenant Trust manages rentals in Etobicoke and across the GTA, alongside our Sudbury portfolio. These free tools apply the same Ontario rules we run for clients — the 2026 and 2027 rent-increase guidelines, LTB notice periods, deposits, and the Standard Lease.

Toronto rules, small-landlord budgets. In a market where rents are high, an invalid increase or a botched N4 costs more — and the LTB backlog applies to everyone. Whether you own a semi in Etobicoke or a condo near the waterfront, the numbers come straight from the Residential Tenancies Act. Start below.

Toronto FAQ

Is the rent increase guideline the same in Toronto?

Yes — it's set provincially: 2.1% for 2026 and 1.9% for 2027. It applies to units first occupied before Nov 15, 2018; newer units are generally exempt (Form N2). Toronto's vacancy-rate rules for annual increases were eliminated from the 2018 changes — the guideline now applies city-wide.

Can I increase rent above the guideline?

Only in limited cases — an Above Guideline Increase (AGI) application to the LTB for eligible capital or security work, or if the unit is exempt. Otherwise the guideline is the cap.

Do you manage properties in Etobicoke?

Yes — we manage Etobicoke rentals (including on Twenty First Street, Superior Avenue, and Toffee Court) as well as our Sudbury portfolio. Maintenance is passed through at cost, with no markup.

Rather not do it yourself?

Tenant Trust manages Etobicoke and GTA rentals end-to-end — lawful increases, LTB forms, rent collection, and maintenance.
